We Assess Your Land's Potential

Our experienced team will conduct a thorough appraisal of your site. We assess planning policy, development viability, market conditions, and infrastructure constraints to determine the best development strategy for your land.

We will provide you with an honest and detailed assessment, including realistic projections of the land value that can be achieved.

Agreement

Offer & Partnership Agreement

If we believe there is a viable development opportunity, we will make you a formal offer. This typically takes the form of an option agreement or a promotion agreement — both designed to protect your interests while giving us the authorisation to progress the site through planning.

We recommend you take independent legal advice before signing. Our terms are transparent and straightforward — we want you to feel fully confident before we proceed.

Planning

Planning Application & Promotion

We take care of the entire planning process at our own cost and risk. Our team works with architects, planning consultants, and other specialists to prepare and submit the strongest possible application to the local planning authority.

We keep you updated throughout — attending planning committees, addressing any queries raised, and appealing decisions where appropriate. Our goal is always to secure the permission that maximises the value of your land.

Development

Site Development & Build

Once planning permission is secured, we proceed with the development. Whether we build directly, partner with a housebuilder, or sell the land with planning — the strategy is always chosen to deliver the best financial return.

Our project management team oversees every aspect of the development, ensuring quality, programme, and cost are all tightly controlled.

Completion

Completion & Your Return

On completion of the sale or development, you receive your agreed payment — the full, land value minus agreed costs and our fee. Everything is set out clearly in the agreement from the very beginning.

Our goal is for every landowner to walk away feeling they received exceptional value and service. Many of our clients return to us with additional sites — which we take as the highest compliment.
